I wanted to give you a quick update on a few things:
As you review the spreadsheet, just a reminder that I mentioned early on — expect things to look a little lighter the first year due to Airbnb’s platform fees. Many rental owners only see 30% or less of actual revenue with traditional property management companies, but they usually don’t show the full breakdown. I’ll send you an example of a basic report from one of those companies — it only includes guest name, arrival/departure, and what was paid to the owner.
I’ve also connected your Airbnb account to the smart lock system, so gate code changes can now be done directly on Airbnb’s site.
Our next available break between guests with at least 24 hours is March 28–29, so I’ll try to get my guy in then to change out the locks.
I’ll also take care of getting the screen door and chair addressed.
